Breakout Exercise: Exit Scenario Analysis

For your top candidate neighborhood, model two scenarios in writing: sell in 5 years and sell in 10 years. For each scenario, describe the likely neighborhood school and safety trajectory, whether comparable homes sold quickly in the past 12 months, and whether your specific home layout has broad buyer appeal. Use this analysis to grade your resale confidence before committing to the purchase.

  • Check days on market for comparable 4-bed 3-bath homes in the last 6 months — fast DOM means strong buyer demand for your home type.
  • Avoid major over-customization immediately after purchase in thin-demand micro-markets where buyer preferences are narrower.
  • Look up the local comprehensive plan to identify what infrastructure investment and development is planned near the target neighborhood.
Trend vs Snapshot: A neighborhood improving on all signal dimensions at a moderate score is often a stronger long-term position than a declining neighborhood at a currently high score. Score on trajectory, not on today's snapshot.
